One Price, Written Down
A line-item price before anything is ordered, with the allowances named and the numbers behind them shown. If something genuinely changes, you approve it in writing before it is spent. No envelope of surprises at the end.
Myrtle Beach · Conway · The Grand Strand
Kestrelwood Custom Homes builds along the Grand Strand the way it should be done: a line-item price before anything is ordered, a build schedule you can hold us to, and the same trade crews on your house that were on the last one.

Why families build with us
It is the biggest thing you will ever build. Here is how we make it feel safe.
A line-item price before anything is ordered, with the allowances named and the numbers behind them shown. If something genuinely changes, you approve it in writing before it is spent. No envelope of surprises at the end.
You get the build schedule as a real document, not a shrug and a season. When a week moves, you hear it from us first, with the reason and the new date, rather than noticing it yourself.
Plenty of families come to us with a plan and no lot. We walk parcels with you and tell you what each one will actually cost to build on, because setbacks, soil and elevation move a budget more than the floor plan does.
The framers, electricians and finish carpenters on your house have been on ours for a decade. That is why the trim lines up and the punch list is short, and it is the part of a build you cannot see in a photograph.

Our process
Six steps, no mystery. Here is how it starts.
Twenty minutes on what you want, what you have, and roughly what it costs to build it around here. No drawings, no pressure, and no charge. Most people leave this call knowing whether they are actually ready.
Before anything is drawn, we look at the land. Elevation, soil, setbacks, trees, what the utilities will cost to bring in. If you do not have a lot yet, this is where we help you avoid buying a difficult one.
Plans drawn around how you actually live, with our designer or your architect. You see the elevations and walk the floor plan before a single number is committed.
From our homeowners
They made building our first custom home feel possible. Every question answered, every week a photo update. We never once wondered what was happening with our money or our house.
Where we build
If your town is not on this list, ask anyway. It usually just means we have not built there yet.
